Cator, Ruma & Associates was selected to provide the mechanical, electrical, and technology design and construction administration for the renovation of Baker Residence Hall (the second-oldest residence hall at CU Boulder), which had not been significantly renovated for 75 years. 

With a construction cost of $41.5 M, the renovated dorm features 256 new bedrooms and included an overhaul of mechanical and electrical systems. In addition to dorm rooms, the building also houses an academic suite of classrooms and offices, student kitchen, and common areas. 

Mechanical systems included chilled water and four-pipe fan coil units for the addition of cooling to the building. One feature of the new systems was that each bedroom has individual room temperature control. A number of sustainable features were included in the project, and the building is certified LEED Platinum.

The fire alarm system was also overhauled, and a new Simplex/Grinnell fire alarm system with a horn/strobe system was incorporated into the project.
